London Bay Renovation transforms 25-year-old private residence in Miromar Lakes
The Hellers sought the expertise of London Bay Renovation after discovering a single-family home in Miromar Lakes Beach & Golf Club. Although it had “great bones” with stunning lake and white-sand beach views, the original four-bedroom, five-bath residence’s Neo-Mediterranean architecture, faux finished ceilings and heavy moldings were firmly entrenched some 25 years in the past. Having previously worked with London Bay Homes, the Hellers valued the renovation team’s opinion and trusted them to transform the space into their dream home.
“This is the second London Bay home we have had, with the first being new construction,” said Karen. “As satisfied London Bay homeowners, when we decided to do a whole-house renovation, we didn’t hesitate to work with them again. We knew we would receive excellent workmanship, the highest quality and that they would stand behind everything they did.”
Together, the clients and London Bay Renovation team agreed on a complete interior redesign that would add 500 square feet for a new guestroom to accommodate visiting family and friends, along with modifications to the exterior. The project involved demolishing much of the existing interior including ceilings, walls, electrical systems, and air-conditioning, while leaving only the master suite, a guestroom and the laundry room untouched. The main living areas were revived by creating an open floor plan to highlight the views, enhance a seamless connection between indoor and outdoor spaces and improve the overall livability and function of the residence.
“Homeowners today want more open spaces, lighter and fresher designs and effortless inside-out connectivity,” said Steve Miller, vice president of London Bay. “This home was quite dated with an angular plan that was popular when it was built in the late 1990s. The interior renovation introduced a new streamlined design that reclaimed wasted space and modernized the home.”
Lightness is realized throughout, with white walls replacing terracotta and faux finishes, new wood flooring with a softer tone and by eliminating heavy crown molding. The kitchen, previously a dark space with granite, a large banquette and deep-hued cabinetry, was lightened up with white marble countertops, a polished white subway tile backsplash and crisp white Shaker-style cabinetry with brushed brass hardware and decorative glass-front doors. Additional cabinetry is flush with the wall while the navy-painted island provides casual seating with nail-head stools.
Wood beams against a white backdrop transform the ceilings above the main living spaces, replacing dark faux finishes. Removing built-in cabinetry created a more open and spacious great room. The home reads light and bright from the foyer, where heavy wood doors were replaced with statement-making arched glass doors. Navy blue was also introduced in the master suite bathroom, lending contrast to the white surfaces that replaced faux finishes.
The home’s interior style – touches of dark against white – is repeated on the home’s new façade, creating a stark difference from its former terracotta and ochre palette. Removing columns, banding and other precast elements erased traces of the Mediterranean aesthetic. The light exterior is dramatically contrasted with dark tones, introduced on the garage doors and Bermuda shutters, creating a clean and timeless design that will stun for years to come.
The renovation team also squared off round columns at outdoor living spaces for a modern look keeping with the straight-lined design. The summer kitchen was extended into an area once occupied by a precast fireplace.
“We are thrilled with our newly renovated home,” said Karen. “The end result did not disappoint. It is a dream home that we will enjoy for years with our children, grandchildren, extended family and friends.”
The update also impressed the Collier Building Industry Association who awarded the project the Sand Dollar Award for Best Whole House Remodel.
